Annual Meeting The Annual Meeting of Lakeside Club Condominium Association Co-owners was held on Saturday, August 31, 2024 at the Lakeside Clubhouse. Meeting minutes and other documents can be viewed on the LSC website.
Financial Information
Reminder: Monthly dues increase to $645/month beginning October 1, 2024.
Note: Breakdown of monthly dues increase of $170/month:
- Dues for July, August and September at $475 (FYE June 30, 2024)
- Increase in general expenses excluding insurance $19 per unit per month (Based on various factors including 3%, 3 year averages, contract increases, etc.)
- Increase of insurance $103,400 (over 9 months) is $151 per unit per month
- Information was provided in the July 1, 2024 newsletter regarding this insurance cost increase for all owners
- Insurance cost 2023-2024 = $42,000
- Pioneer State Mutual Insurance Company gave us 30 days’ notice that they would not renew our policy when it expired on 6/6/24 because they are no longer writing habitational insurance (HOA, Apartments, etc.).
- Insurance cost 2024-2025 = $145,400
- We are continuing to work to find comparable insurance at a reduced cost to cover our Association
- In September 2024 we revisited our insurance agent’s claim in August 2024 which gave us an estimate of an insurance policy without short term rentals to be $80,000-$100,000. We were told by our agent that this time that Philadelphia did not have a line item for short term rental costs in our policy and that there may be a nominal cost not identified. Our non-renewal with Pioneer was not related to short term rentals.
- Article II, Section 2 (a) of Lakeside Club By-laws states that the Board of Directors establish a budget for the fiscal year. Furthermore, if the Board of Directors at any time determines, in its sole discretion that assessments levied are or may prove to be insufficient to pay the costs of operation, management, insurance, maintenance, repair and replacement of the Condominium the Board of Directors shall have the authority to increase the general assessment.
Additional Assessments for Major Maintenance
- 2024-2025 The following items have been identified as major maintenance items needing attention within the next six months outside of the normal operating maintenance covered by dues:
- Replacement of two roofs (Building O—units 65-70 and Building M—units 55-58)
- Main entrance sign replacement
- Header and deck post replacement to Building G (units 33-38)
- Landscaping around Buildings A, B, and C (units 1-12)
- Additional funds to bring our fund balance in compliance with our 10% reserve fund policy
- The Board is levying an additional assessment of $3,300 per unit to cover these major maintenance items, payable in 12 monthly payments of $275 per month beginning October 1, 2024 and ending September 1, 2025. In lieu of monthly payments, a one-time discounted payment of $3,135 will be accepted if paid in full by October 31, 2024.
- We found an error in the email document that was sent to all owners to choose a prepay or monthly payment for this additional assessment. The total amount was listed as $3,600 instead of $3,300. The prepay amount listed was correct at $3,135.

Project/Grounds Update
- Replacement of roofs on Buildings M (units 55-58) and O (units 65-70) is scheduled to begin in early November. The start was delayed due to orders of custom skylights.
- Replacement of the Lakeside Club sign on the north drive will be done in the spring.
- Header & deck post replacement to Building G (units 33-38) will be done in the spring.
- Prep work for landscaping around buildings A, B, and C will be done this fall; and new plants/mulch will be installed in the spring.
- Tree trimming is in process to remove limbs from the roof lines and encroachment towards the buildings
Winter Reminders
- Hoses must be removed from external faucets and faucets shut off.
- All planters, flowerpots should be removed from the stairs and sidewalks prior to November snowfall.
- Be sure to check all windows to ensure they are securely closed.
- Set thermostat for heating with a minimum temperature of 55 degrees when not occupied.
- Moorings should be removed from the lake or properly marked with a smaller winter buoy. We will be removing abandoned moorings in the spring so at that time, please make sure your unit number appears on your buoy.
- Watercraft and trailers must be properly stored for the winter.
- Please call the office with any questions regarding winterization.
EV Committee To date we have had three owners show interest in working on this project.

When you access the Lakeside Club’s website at petoskeylsc.com, click on OWNERS LOGIN at the top right side of the page, where you may be asked for the login password (LSC76Owners) that will take you to this page. The menus at the top of this page will take you to any other page in the Owners section of the website. The Message Board will notify you of pool closings, water shutoffs, and other issues that affect LSC owners. When there are no issues to report, the Message Board will provide information about events in the local area, such as musical performances, art exhibits, outdoor opportunities, lectures, and more. Below the Message Board are three photos of Lakeside Club locations, which you can click on to find the LSC Owner’s List, the Repair Request Form, and information about rental procedures.
