Treasurer’s Report

The monthly Treasurer’s Report usually appears in this section of the newsletter.  Greg Waller, our treasurer, and his wife, Michelle, are traveling out west in their motor home and do not have reliable access to internet or cell service.  We wish them safe travels and look forward to a report next month.

Roof Replacement- Unit 59-64 

Last month, it was explained that the roof over building N (units 59-64) needs to be replaced due to significant issues with wet wood and buckling shingles.  The Board approved the quote provided by Lee Roofing and expect the work to begin, weather permitting, in May.  We will access our Line of Credit, as needed, to have the roof completed in a timely manner. 

The Board informed you “that there will be an Additional Assessment to cover the cost of the roof, expected to be $1000 per unit, to be paid over a six-month period to begin June 2023.”  Upon further examination, it was determined that the two skylights over common areas in the building need to be replaced, adding (approximately) $5,000 to the original quote.  The Additional Assessment will be increased to $1053 per unit. Owners can choose to prepay prior to June 30, 2023 for a 5% discount ($53) for a total of $1000. 

Skylights over individual units are deemed as owner responsibility as written in our Bylaws.  Owners of these units will need to notify the Board and Kevin of their plans related to skylights.  If you have any questions please reach out to Shelly Germain.

 Reminders

  • Common Elements of the Association may be used by Owners and their guests. This includes lawns, paths, gazebo, beaches, waterfront, mooring areas, etc.
  • General Rules– 3.9 states: “Any gathering or event that effectively monopolizes a Lakeside amenity or otherwise prevents the fair use of that amenity by other Co-Owners is prohibited without the express prior written approval by the Board of Directors.”  Please email Shelly Germain (Board President) with requests before planning get-togethers of more than 6 people.

 

Pool and Hot Tub

Spring cleaning and maintenance was completed at the pool house.

  • Deep cleaning
  • Tile work
  • Replacement of first aid supplies
  • Filters cleaned
  • Pool drained and resealed
  • Replaced wood panels under sinks in both bathrooms

During start-up procedures at the pool, the dehumidifier failed.  We used a work-around to vent the pool building for the time-being until repair/replacement costs can be determined.  After the pool was opened, the boiler (which heats the pool and hot tub) failed and was emergently serviced and repaired.  If you notice increased humidity or a difference in the room temperature, it is due to the venting of humidity.

 Interactive Maps on website

There are six interactive maps on the Lakeside Club website.  Two maps emphasize our location (“Lakeside Club Location” and “Little Traverse Bay”) and four topic-based maps feature different types of sites, such as restaurants and food and drink-related sites. The topic-based map links are on the AREA INFO menu and the location maps can be found on the LAKESIDE CLUB menu.

When you open a map, you will see a number of colored markers corresponding to sites of interest. Hovering over a marker with your cursor displays the name of the site, and clicking on the marker brings up a box that includes the name, address, phone number, and other useful information about the site. 

Please take a few minutes to familiarize yourself with these maps.  At this year’s annual meeting, we will all decide if the maps should remain on the website because there is a $15 monthly fee to have them posted.

 Rental Procedures

Owners who rent out their units have been reminded of LSC rental procedures and have been provided with the 4-page LSC rental agreement.  The agreement informs renters of LSC general rules and rules for the amenities.  Hopefully, having all renters read and sign this agreement will prevent problem behaviors.

Friends and Family

If you give permission for family and/or friends to stay in your unit, without your presence, please

provide your guests with copies of the LSC General Rules and Rules for the Amenities.  Both can be found on the LSC website.

 SPRING UPDATE

  • Portable Pickleball nets will be up soon and ready for play.  Rackets and balls are kept in a storage bench that provides protection from rain and gives players and spectators a place to sit.
  • Pond aerators have been turned on for the season.
  • Geese deterrent has been applied and will continue throughout the season.
  • Spring clean-up has been completed by Evergreen.
  • Sprinklers have been initiated for the season and are being assessed.
  • Seeding of plow damage is being addressed.
  • Tree removal will be completed by both our staff and tree removal services.
  • Potholes, from the change of weather, have been filled.
  • Plow stakes and damage are being addressed.
  • Tennis courts will be cleaned, nets put up, wind screens added back this year, and fence supports repaired.

Welcome to New Owners

Unit #52 was recently put on the market and sold very quickly.  As we say good-bye to Mehmet and Oya Agabigum, we say hello to Brad Burton from Commerce Township. 

We also welcome Denise Baird, who purchased Unit #46 from Tom and Lynda Bliznik.  Denise is making Lakeside Club her primary residence.
