Total maintenance for the seven months ending January 31, 2023 was $108,127 as compared to $72,932 for the prior year.  Significant repairs this year making up a portion of the increase are as follows: Replacement of rotten siding (approximately $11,000), painting not assessed for (approximately $10,500), water main emergency repair (approximately $7,500), a repair to associations Kubota tractor (approximately $3,000) and the lawn and snow removal is up (approximately $8,500).

Pool/Hot Tub Closing

Each year, the pool and hot tub need major maintenance work and Spring Cleaning.  The pool house will be closed starting April 3 and remain closed for approximately three weeks while tile work, painting, and other maintenance work is done.

As described by the Maintenance and Repair Responsibilities page on the Website, Lakeside Club Co-Owners are responsible for alteration and modification of certain Common Elements. This form must be filled in and submitted to the Board of Directors before the requested work begins.

Rental Procedures

General Rules of the Lakeside Condominium Association specify rental procedures for Owners who rent out their units.  The Board of Directors is working to clarify these procedures in order to bring everyone (who rents out their units) into compliance.

Pool

  • No food or drink allowed in the Pool House
  • Shower prior to using the pool
  • Owners are responsible for use of the pool/hot tub by guests and renters.

       Ensure that our rules are clearly communicated and/or posted in your unit.

Maintenance and Grounds Update

  • Street light repairs have been completed to five lights which were either not working or intermittently working on both the North and South side of the complex
  • The rear deck header and support post replacement project for Building E (Units 23-32) will begin as soon as weather permits
  • March bring icy conditions with warmer temperatures during the day and cold nights, please be careful during this time
  • Dumpsters are for household waste only
  • Safety tip: Fireproof totes and wraps are available to contain your lithium batteries when not in use, please consider and assess the fire safety in your condomium unit
  • Both hot tub and pool filter pumps have been removed and repaired
  • We are working through an issue with the heat system at the pool currently
  • Ballard’s were in to repair leaking pipes in the pump room at the pool
