Total maintenance for the ten months ending April 30, 2023 was $140,384 as compared to $96,510 for the prior year.  Significant repairs this year making up a portion of the increase are as follows: Replacement of rotten siding (approximately $11,000), painting not assessed for (approximately $10,500), water main emergency repair (approximately $7,500), a repair to associations Kubota tractor (approximately $3,000) and the lawn and snow removal is up (approximately $3,500).

 

Roof Replacement- Unit 59-64 

Last month, it was explained that the roof over building N (units 59-64) needs to be replaced due to significant issues with wet wood and buckling shingles.  The Board approved the quote provided by Lee Roofing and expect the work to be done this month—contractors are waiting for skylights to be delivered. 

The Board informed you “that there will be an Additional Assessment to cover the cost of the roof, expected to be $1000 per unit, to be paid over a six-month period to begin June 2023.”  Upon further examination, it was determined that the two skylights over common areas in the building need to be replaced, adding (approximately) $5,000 to the original quote.  The Additional Assessment will be increased to $1053 per unit. Owners can choose to prepay prior to June 30, 2023 for a 5% discount ($53) for a total of $1000.  A form to indicate your choice of monthly or one-time payment options is included in this mailing.

Reminders

  • Common Elements of the Association may be used by Owners and their guests. This includes lawns, paths, gazebo, beaches, waterfront, mooring areas, etc.
  • General Rules– 3.9 states: “Any gathering or event that effectively monopolizes a Lakeside amenity or otherwise prevents the fair use of that amenity by other Co-Owners is prohibited without the express prior written approval by the Board of Directors.”  Please email Shelly Germain (Board President) with requests before planning get-togethers of more than 6 people.
  • One owner requested permission to host a large gathering (12-18 people) on the lawn near unit 45 during the July 4th holiday (date to be determined by weather). Other owners and guests will still have access to the lawn area and waterfront.  Permission was granted by the Board.
  • Dogs must be leashed at all times. This keeps everyone safe, including our furry friends.

 Interactive Maps on website

There are six interactive maps on the Lakeside Club website.  Two maps emphasize our location (“Lakeside Club Location” and “Little Traverse Bay”) and four topic-based maps feature different types of sites, such as restaurants and food and drink-related sites. The topic-based map links are on the AREA INFO menu and the location maps can be found on the LAKESIDE CLUB menu.

When you open a map, you will see many colored markers corresponding to sites of interest. Hovering over a marker with your cursor displays the name of the site, and clicking on the marker brings up a box that includes the name, address, phone number, and other useful information about the site. 

Please take a few minutes to familiarize yourself with these maps.  At this year’s annual meeting, we will all decide if the maps should remain on the website because there is a $15 monthly fee to have them posted.

  Friends and Family

If you give permission for family and/or friends to stay in your unit, without your presence, pleaseprovide your guests with copies of the LSC General Rules and Rules for the Amenities.  Both can be found on the LSC website.

Web page of the month: Lakeside Club Diagram (OWNERS MENU)

Use this page to find out where someone in the Lakeside Club lives. First go to the Owners List under the OWNERS menu and find their unit number. Then open the Lakeside Club Diagram at the top of the OWNERS menu and hunt for the number in the boxes representing buildings. That tells you what building they’re in, and the location of a number shows the approximate location of the unit in the building. For example, unit 70 is at the north end of building O.

MAINTENANCE  UPDATE

  • Portable Pickleball nets are up and ready for play.  Rackets and balls are kept in a storage bench that provides protection from rain and gives players and spectators a place to sit.
  • Geese deterrent has been applied and will continue throughout the season.
  • Tree removal will be completed by both our staff and tree removal services.
  • Ostlund Pest Control cleaned the exterior of buildings and sprayed for spiders.  They will be back this month to spray for mosquitos.  Notices will be placed on entry doors with a reminder to keep windows and sliders closed and AC off.
  • The rear-deck header project on Building E (units 23-32) is complete.  The building inspector required the use of 6×6 engineered posts (instead of 4x6s in the original quote) and he also wanted new footings installed.  These requirements resulted in a cost increase of $12,500.  The raw wood needs to cure for one year before any staining can be done.  Next year, new board and post staining will be done by the association.
  • Gray’s Cleaning Service has been hired to clean building entryways, pool bathrooms, and clubhouse.  Workers will be here on Wednesdays—weekly during summer months and bi-weekly in winter.
  • Windows (exterior) will be washed during the last week of June.
  • Main north hedges will be trimmed this month.
  • A transformer for a fountain in the main pond is on order and should be up and running soon.

Deck Maintenance

  • Co-Owners are responsible for pressure washing and re-staining their deck or balcony on a regular basis.
  • The stain will be provided by the association to ensure the same color and type is used throughout the complex. Cans of stain are available in the clubhouse.
  • It is recommended that re-staining be done at least once every three years.
  • Kevin can provide Co-owners with a list of persons or firms that will provide this service.
  • Any deck not in compliance must comply with this provision the next time staining is necessary.

E-bikes

Two owners asked that information about charging and storage of lithium batteries be included in a newsletter.  An online search found these tips from FDNY (Fire Department of New York).

  • Purchase and use devices that are tested at a qualified testing laboratory—no battery knockoffs or used batteries, please! (This applies to the cord and power adapter as well as the battery.)
  • Follow instructions for charging and storage.
  • Do not charge a device near easily flammable objects, i.e. in bed or on a couch. Don’t leave them in hot spots in the house, i.e. in direct sunlight.
  • Don’t charge your e-bike in a way that blocks your exit to the building, especially in a small apartment.
  • Sounds obvious, but bears repeating: “If a battery overheats or you notice an odor, change in shape/color, leaking, or odd noises from a device discontinue use immediately.”
  • Dispose of batteries safely: They can’t go in regular trash or recycling, so check with your municipality for the proper way to dispose of them.

Also, inexpensive E-bike explosion proof charging bags are available online (Amazon and other sites).
