Current Co-Owner General Rule Violations

  • Violations of rental procedures and pet policy by the Co-Owners, rental agent, and renters.
  • Violation of the pet policy by a lessee.
  • Violation of the pet policy by Co-Owner

 Late FeesCo-Owners whose monthly dues and assessments are past due will be assessed an administrative charge and interest.  Please refer to Article II: Section 3 in the By-Laws.  In summary:  An administrative charge of $50 will be assessed if any outstanding balance is not paid by the next billing cycle.  Dues and assessments in default shall bear interest at the rate of 7% per annum until paid in full.  Article II: Section 5 refers to the enforcement, which could result in a money judgement or statutory lien.

Switch to E-mail Invoicing and CommunicationOwners in attendance at the 2023 Annual Meeting overwhelming agree that Lakeside should use monthly email communication to distribute billing statements, newsletters, and other important information.  To make this move, our bookkeeper, Gretchen Cleary, needs one primary email address for each unit.  Enclosed, you will find a short form to complete and return in the envelope provided or you may choose to email Gretchen with your primary email address.  We look to go live on April 1, 2024.  When email addresses change, please notify Gretchen (GCleary@dgncpa.com).

 Property North of LSC A purchase agreement has been signed by a local businessman for the property north of Lakeside Club and west of Round Lake Estates.  We were informed that the purchaser plans to build a condominium community with 34-35 units.  This plan impacts Round Lake Estates and to a lesser degree, Lakeside Club.  The Board of Directors of both associations (Round Lake and LSC) are working together with a local attorney to proactively deal with any potential problems.  We will have our properties surveyed and stakes installed to mark boundaries.  We will keep you informed when more information is available.

Reminders

  • Owners who rent out their units need to ensure their renters have access to a copy of our rules and abide by them.
  • The lowest temperatures of the year are here. Ensure your furnace is working properly and heat is set at a minimum of 55 degrees.
  • Owners who leave for extended periods of time during the winter months should consider contacting Kevin for his help with winterization.
  • Ice on the ponds is not safe to walk on. Ponds are spring fed and have areas of weakness.
  • Beware of ice hanging from roofs on buildings and garages. Do not walk or park near the overhangs.
  • Garbage dumpsters are for regular household waste. Do not dispose of grills, gas cans, etc. in the dumpsters.  Also, please make sure the dumpster covers remain closed; there is usually space in the rear bins when the front bins are full.
  • Please do not park in front of another owner’s garage without expressed permission. Renters/lessees must be made aware of this rule.

 Dogs LSC Rule 5.4:  Any pet while outside on the Association grounds must always be under control on a leash. 

Pets shall not be left unattended when outside the confines of a Co-Owner’s unit or where otherwise posted.  This policy benefits both humans and your dogs.  Though cars travel slowly through our community, it is difficult for drivers to see your pets.  Owners report ‘near misses’ that cause distress for everyone.

Poop bags cannot be left on steps, sidewalks, or any place a snow blower can scoop them up.  Use your imagination to visualize what happens when dog poop is sucked up by a snow blower.  Yes—it sprays!  Frozen poop is like a missile—it can do damage.   No one should have to clean up messes from your dog.  Please be a responsible pet owner and dispose of poop bags properly.

As described by the “Maintenance and Repair Responsibilities” page on the Website, Lakeside Club Co-Owners are responsible for alteration and modification of certain Common Elements. This form must be filled in and submitted to the Association before the requested work is begun.
