LAKESIDE CLUB CONDOMINIUM ASSOCIATION

TREASURERS REPORT FOR THE ONE MONTH AND SEVEN MONTHS ENDING JANUARY 31, 2024

  Pool/Hot Tub Closing

Each year, the pool and hot tub need major maintenance work and Spring Cleaning.  The pool house will be closed starting April 8^th and remain closed for approximately three weeks while tile work, painting, and other maintenance work is done.

 Access Codes to Pool and Clubhouse

It is a routine business practice to periodically change access codes to Lakeside Club keyless entry devices. 

New access codes will replace the others and become effective March 11, 2024.  The Lakeside Club website message board will verify changes when complete.

Maintenance and Grounds Update

• Smoke detectors in common areas will be assessed and replaced, if needed by the Association.
• Smoke detectors in units should be replaced every 10 years at owners’ expense.
• Our video surveillance system at the Clubhouse and Pool/Patio area became outdated and failed in December 2023. The new system was installed in February 2024.  There are four cameras, two in the pool, one in the Clubhouse, and one on the patio/parking/basketball area.  These cameras are in common/public areas and easily visible.  We have placed signage at the entrance to both buildings for awareness.  The camera at the office provides coverage for the area which contains our lock box for owner keys.  The patio and pool cameras help to keep both swimmers and equipment safe.  The monitor can be viewed in the Clubhouse or remotely by Kevin and Shelly.
• Materials have been ordered for the header and post replacement on Building D, units 13-22. Project to start weather permitting.

Insurance Update

Pioneer State Mutual Insurance Company (PSMIC) is our insurance provider.  As a new carrier for Lakeside, an inspection was expected, scheduled, and conducted on September 12, 2023.  The results of the inspection and recommendations from PSMIC were received by Lakeside in February.  The recommendations needed for compliance are: to have a shepherd’s hook and/or life ring located at the beaches as this is a life safety issue; changes in the use and storage of grills and; changes to the replacement cost estimates (RCE’s) which were expected.  The blanket coverage will increase from $21,560,00 to just under $25,000,000 along with a prorated premium increase.

General Rules

The Lakeside Club Condominium Association General Rules adopted in 2019 have been revised, included in your March mailing, and posted on our Website.  The General Rules were reviewed by our attorneys at Molosky and Co., adopted by the Board on February 27, 2024, and will become effective April 1, 2024.  The revision includes, but is not limited to, rental procedures, grill use and storage, pets/service animals, quiet hours, and fines/penalties.  These rules are included with the March 1, 2024 mailing and are posted on the Lakeside website.

2.13.  Grills of any type, natural gas, propane, electric, infrared, or any other cooking device, collectively referred to herein after as “grills,” are not permitted on the 2nd and 3rd story deck or balcony.  Grills must be stored in garages or on ground floor decks when NOT in use. All grills must be moved 10 feet from a structure, including any deck, building, garage or gazebo, when being used.

 Co-owners who rent out their units are invited to attend one of two Zoom meetings being offered to help guide you through new rental procedures.   There will be two offerings, March 21, 2024, at 6P and March 25, 2024 at 1P.  Both meetings will be via Zoom.  These revisions were developed from the Rental Survey results.  These procedures will be in effect April 1, 2024.  If you are interested in attending one or both of these meetings, please email Carol Woodhurst at cwoodhurst@hotmail.com for an invite.

 Email Invoicing

Last month, you were asked to provide Gretchen Cleary (LSC bookkeeper) with a primary email address so communication and invoicing can be done electronically.  If you did not complete and mail the form that was enclosed in the mailing, you can email Gretchen at GCleary@dgncpa.com.  This process is expected to begin with the April 1 invoicing.  We will place a reminder of email invoicing on our website message board during the last week in March.
