Total maintenance for the eight months ending February 28, 2023 was $116,601 as compared to $84,665 for the prior year. Significant repairs this year making up a portion of the increase are as follows: Replacement of rotten siding (approximately $11,000), painting not assessed for (approximately $10,500), water main emergency repair (approximately $7,500), a repair to associations Kubota tractor (approximately $3,000) and the lawn and snow removal is up (approximately $3,000).
SPRING UPDATE
- Geese deterrent has been ordered. We are ready to spray it on the grounds as soon as the snow has melted from the lake and pond edges.
- Tree removal will be completed by our staff and tree removal services.
- Potholes, from the change of weather, are being filled.
- Plow stakes and damage are being addressed
- Tennis courts will be cleaned, nets will be put back up, and wind screens will be added back this year. Harbor Fence has been contacted for repairs needed to our fence supports that have failed. This work should take place in the Spring. The cost of the repair was quoted at $827.

Pool/Hot Tub Closing
Each year, the pool and hot tub need major maintenance work and Spring Cleaning. The pool house will be closed starting April 3 and remain closed for approximately three weeks while tile work, painting, and other maintenance work is done.
Project Updates:
Roof Replacement- Unit 59-64: A roof leak was reported in unit 59, assessed and found to have significant issues with wet wood and buckling shingles. We had our roofing company and a local contractor assess and recommend replacement of the roof. The Board has approved the quote provided by Lee Roofing and expect the work to begin, weather permitting, in May. We will access our Line of Credit as needed to have the roof completed timely. There will be an Additional Assessment to cover the cost of the roof expected to be $1000 per unit, to be paid over a six month period to begin June 2023. Owners can choose to prepay prior to June 30, 2023 for a 5% discount ($50) for a total of $950. The roof replacement quote was for $68,842 plus extra cost for any wood needing replacement. The roofing company recommends replacing any existing skylights and flashing kits at the time of replacement. Skylights are deemed as owner responsibility as written in our Bylaws. Owners of these units will need to notify the Board and Kevin of their plans related to skylights. If you have any questions please reach out.
Rear Deck Supports and Deck Header Replacement – Building E (Unit 23-32): Project to start weather permitting. A downpayment for materials was given to Milliron Construction in the amount of $16,500, 50% of the project total. The funds for this project were included in our Additional Assessment 2022-2023.
Failing Supports – Building D (Unit 13-22) and Building E (Unit 23-32): J and R Building Movers came to assess continued settling in Buildings D and E. Many years ago J and R Movers were contracted by Lakeside to raise and level these two buildings. They have recommended installing laminated veneer lumber along side our existing support beams, replace failing shims on top of pillars and install 6 x 6 posts to reduce the spans between beams. The beams will be lifted slightly to remove existing shims and replace with concrete shims where possible. Areas to be worked on will be under the kitchen and bathrooms. This project will be to provide support and to slow down any further damage. This should reduce the damages to kitchens, drywall, etc. The price quoted is $38,000 per building, total of $76,000. The Board has determined this to be a necessary repair and will plan completion this year, likely in the fall and will be discussed at the Owners Annual Meeting. Any updates will be included in future newsletters.
Landscaping: Dave Reder has been working with Vidosh Landscaping and has secured quotes for our next buildings to be completed Unit 45-50 and Unit 71-76. Vidosh will be available to complete these in the fall 2023. Unit 1-12 have been determined to be the next buildings to be completed. We will be acquiring quotes for these buildings also. We are looking forward to seeing how the new plantings and foundational landscaping looks this Spring.

When there are no issues to report, the Message Board will provide information about events in the local area, such as musical performances, art exhibits, outdoor opportunities, lectures, and much more.
